Second Chance Property Management brings a functional property-rental and leasing system to Farming Simulator 25.
Place the Property Management Sign on land owned by your farm, open the interactive management screen, and create a month-to-month rental agreement or a fixed-term lease. Managed properties provide one monthly payment recorded under the base-game Property Income category.

How It Works
Place the functional Property Management Sign on farmland owned by your farm and approach it on foot. The management screen displays the property’s:
Farmland identification number
Total area
Estimated land value
Current ownership
Management status
Primary-residence status
Available monthly-income range
From the same screen, you can configure, review, or end an agreement.
Agreement Options
Month-to-Month Rent
A rental agreement remains active until you choose to end it.
Fixed-Term Lease
Choose from:
6-month lease
12-month lease
24-month lease
The remaining lease term decreases after each monthly payment. The agreement automatically ends after its final payment.
Monthly Property Income
Players can select the monthly payment in increments of 250.
Base minimum: 1,500 per month
Base maximum: 5,000 per month
Field properties may receive an additional maximum-income bonus based on their usable area
Payments are issued once at the beginning of each in-game month. They appear under Property Income on the base-game Finances page.
Advancing individual hours or days will not generate additional payments.
Property Safeguards
The mod includes several restrictions to prevent collecting rental income while continuing to use the managed property normally.
Primary Residence Protection
Farmland containing your farm’s active farmhouse cannot begin a Rent or Lease agreement.
Managed Field Restrictions
An active agreement on farmland containing a field prevents:
Planting
Seeding
Cultivating
Plowing
Fertilizing
Harvesting
Hired-worker fieldwork
Walking and driving across managed farmland remain allowed.
Ending the agreement restores fieldwork access immediately.
Livestock Protection
A property containing livestock cannot begin a management agreement.
If animals are added after an agreement has already started:
The agreement is suspended
Monthly payments stop
The managed-field restriction is suspended
The management screen displays the livestock warning
Removing all animals automatically resumes the agreement without requiring a new contract.
The mod does not alter animal health, reproduction, feeding, or production.
Ownership Protection
If managed farmland is sold or transferred to another farm:
The agreement automatically terminates
Future rental income stops
Fieldwork access returns
The agreement is cleared from the savegame
The former agreement will not return after reloading
This system is designed to work with both base-game farmland sales and compatible farmland-market mods.
Multiple Properties
Multiple properties can be managed at the same time.
Each functional sign maintains its own:
Agreement type
Monthly payment
Remaining lease term
Farmland assignment
Ownership information
Income from all managed properties is combined under Property Income on the Finances page.

Property Management Sign
The functional sign used to create, review, and end property-management agreements.
Now Leasing Sign
A decorative, double-sided leasing sign with collisions.
For Rent Sign
A decorative, double-sided rental sign with collisions.
The decorative signs are sellable and do not provide an interaction menu or generate income.
Savegame and Multiplayer Support
Active agreements, monthly payments, farmland assignments, and remaining lease terms persist across save and reload.
Agreement changes are synchronized in multiplayer. Every player joining a multiplayer game must have the same version of the mod installed.
Backing up your savegame before installing or updating any scripted mod is always recommended.
Compatibility
Rental payments use Farming Simulator 25’s native Property Income money category. This allows the payments to appear on the standard Finances page and makes them available to compatible finance or tax mods that monitor the same category.
The mod does not transfer farmland to a fake tenant farm or modify the underlying land-ownership system.
Because the managed-field safeguard must monitor implement work areas, highly specialized fieldwork mods that completely replace the same game functions may require additional compatibility testing.
If you experience a compatibility problem, please provide your game log and a list of the other active mods.
Future Development Plans
Version 1.0 establishes the core property-management system. Future updates may add additional depth while keeping the mod realistic, balanced, and compatible with other gameplay systems.
Tenant Demand and Vacancies
Rental prices may eventually affect tenant demand.
Below-market rent could attract and retain tenants more easily.
Recommended rent could provide normal demand and dependable occupancy.
Higher rent could increase the risk of vacancy or nonrenewal.
Vacant properties would not generate monthly income.
Optional Random Events
A future event system could introduce both positive and negative situations during an active agreement.
Possible events include:
Late rent payments
Missed payments
Property repairs
Emergency maintenance expenses
Tenant damage
Reliable-tenant bonuses
Lease-renewal offers
Security-deposit adjustments
Unexpected property improvements
Events would use reasonable probabilities and cooldown periods so they add variety without constantly punishing the player. Settings to reduce or disable random events are also being considered.

Players may eventually classify managed property by its intended use:
Land only
Small residence
Standard residence
Large residence or estate
Agricultural field lease
Commercial property
Property type, land value, and usable field area could influence recommended rent, tenant demand, and the permitted income range.

Central Property Management Office
A future office placeable could provide a central dashboard for every managed property.
The office could allow players to review:

Net property-management profit
The office may also support future land-registry or property-purchase features.
